It is incredibly frustrating to feel penalized as a 15-year loyal owner while seeing non-owners get cheaper deals due to construction. Based on your current numbers, your resort is applying a 66% tax and service fee rate to the retail cost of your food, which means spending your full credit will cost you $444 out of pocket ($180 upfront + $264 in projected fees) for $400 worth of food. Timeshare resorts frequently structure resort credits this way to claw back the voucher's value, while simultaneously slashing room rates for non-owners to maintain occupancy during disruptive construction. Your current receipt reveals exactly how the resort is inflating your final total: The 66% Mark-Up: You spent $115 on food/drinks, but faced $76 in extra charges. The Credit Traps: Resorts apply mandatory gratuities (often 15-20%) and local taxes to the original retail value of the meal before deducting your voucher. Some resorts also add a "resort service fee" to any bill charged to an owner's room. The Projected Loss: If you spend the full $400 credit, you will owe roughly $264 in taxes and service charges, bringing your total personal cost to $444 to use a $400 credit. Timeshare sales and resort management operate on entirely separate budgets, which hurts existing owners in two major ways: The Rental Market Drops During Construction: To keep cash flowing during noisy construction, the resort heavily discounts empty rooms on public booking sites. Non-owners have no loyalty to the property, so the resort must lower prices drastically to convince them to stay near a construction zone. Locked-In Maintenance Fees: Because you are an owner, the resort knows your maintenance fees are legally locked in. They do not need to incentivize you with discounts to fill that specific week, leaving you with record-high all-inclusive rates and maintenance costs while newcomers pay pennies.

The rooms were very nice and clean, plus the addition of 2 other beds in the form of futons was very convenient. Room service was amazing and efficient. The food was also excellent, loved the chicken tacos and quesadillas, furthermore one of our Servers, Julio, was a great help and also made sure we were served in time. Solid 9/10 resort
