Failed on hotel room basics

The basic requirements for a hotel room are safety, cleanliness, and a place to sleep. The Sagamore failed us on all three. We stayed in one of the Two Story Bungalows on Spring Break with our elementary school aged kids and had issues with the room from the start. One of the key reasons we picked the room was because it had a door right out to the pool area so we all could come and go to the pool area easily. We checked into the first room but were immediately turned off by the general worn-ness of the room - it looked like it had been beat up and was in desperate need of TLC. The room has a king bed and a couch that converts into a pull out bed (not a true pullout- you sleep on the same surface you would sit on). With 4 of us, I was planning on sleeping on the couch while my wife and kids slept in the bed. Well, there were all sorts of stains on the couch, including a white stain that could have been bodily fluid. Given the unhygienic nature of where I was supposed to sleep, we asked to be moved. We were moved to the only other similar room and, while cleaner, was not any better. It was equally worn and also the door to the pool area would not lock or unlock from the inside. So we paid extra to be near the pool, but could not take advantage of this benefit without leaving our door unlocked. Also, when I converted the couch to the bed, we discovered it was broken. Eventually it got fixed. That night, sleeping on the now-fixed couch, I discovered that the windows in the room with the couch were not blackout, like they claim, but super thin. The building next to the Sagamore had lights shining directly into the room and the paper-thin shade did little to reduce the light coming in. It was as if the lights were on inside the room. So needless to say, I did not sleep much that night. The next two nights, I jerry-rigged some extra sheets on top of the shade and it made it someone darker. So we spent the first day unpacking in the first room, repacking once we got a good look at the room, moving to another room, unpacking again, and then waiting for the couch to be fixed, only to get a bad nights sleep. Not really how we wanted to spend a day/night on spring break! Given the wasted day and sleeping situation, I felt it was fair to ask for the front desk to make it right. They offered to waive the resort fees (gee thanks - you already proved it wasn't a "resort") and offered to throw in a cabana to use (they offered this at 5 pm - what use is that?). We spent $2100+ - getting $140 back doesn't feel like it is adequately making up for the issues we were experiencing. They refused to offer anything else. We had booked on AmEx Travel so we asked AmEx to help and when AmEx reached out to the Sagamore, they lied about the door being broken and the light shining in. I am guessing they will respond to this post and say that nothing was wrong with the room. Besides the room, the hotel is fine. The pool area was small, but fine for what it is. The artwork in the lobby was nice even though I am not much of an art person - the kids thought it was cool. The service was actually good - they tried to quickly address the issues. But many of the problems should have been caught before we had to point them out (the stains on the couch, the broken bad, etc.). It seems like management/ownership cheap out on maintenance, which is why so much was broken and worn looking.
