Resort calls them "villas" but they are really condos. Roughly 4 condos per floor, about 5 floors in the condo buildings. * Resort is very beautiful, all amenities were great. Pools, one each for kids, adults, then another with a sandy area, like a beach. Bar/restaurant is near the adult's pool. All pools near each other. Beach a short walk from hotel. Real-grass putting, 9-hole course near pools. Our stay was wonderful until the weekend. We can hear (loud) people walking in the hallways, using the stairs and the villa upstairs. Opening and shutting the sliding door to the balconies didn't have to be so loud but the people upstairs made it noisy. I made the reservations about January 2016 for 2 weeks in the Thanksgiving 2016 timeframe. The hurricane hit about 10 days before our visit. They hit my credit card for the full trip about a week before the visit. No mention of reduced services were mentioned. I found out when I tried to confirm tee times. The Ocean course was closed as well was the Atlantic Grille restaurant. I tried to postpone the trip for 1 year but they told me I could only push it 6 months. They did NOT tell me the Ocean course would not be open for a year. Was somewhat of a fight to get my money back. But we pushed the trip 6 months. Except for the noisy "villas", the shortened stay was good. However, the unresolved noise complaint from Friday night repeated itself on Saturday night. We thought 11 pm was reasonable to allow people to 'calm down' to a quiet level. The people upstairs did not think so. Kept their party going until 3 am for the second night in a row. We visited the hotel lobby in our pajamas at about 1 am the second night. I was in somewhat less than a friendly mood. Still could not get a response from security that we requested and were promised 24 hours earlier. We concluded that the construction of the "villas" allows noise to travel though the building easily and probably nothing the hotel could do except market the accommodations more appropriately. Our other problem was security did not answer our question from the Friday night complaint: when are the noisy neighbors from upstairs leaving. If we knew they were leaving Sunday, we would have stayed another week, as planned. Since we never received that information, we packed up and checked out. At check out, upon seeing our complaints that were unresolved, the hotel was nice enough to refund our unused stay plus the two noisy nights. Beautiful grounds, nice amenities (we did not use the fitness center), nice beach, beautiful hotel...just don't stay in the "villas" if you expect to sleep at reasonable hours.

We enjoyed the HEATED to perfection ADULT ONLY POOL very much! We were torn between walking the beautiful beach looking for fun shells and the Fantasy pool complex. This place was so relaxing and fun! Everyone that works here is super friendly and accommodating!

First time at this property and the Palm Coast. Very clean and quiet room as we got the one room suite. Spacious with a small balcony and good view of the property and ocean in the distance. The beach was nice and quiet. The pools on property were relaxing...we especially liked the "adult experience" pool for some quality R&R. Several restaurant options on property as we ate at the sushi one and enjoyed it. Only slight complaint would be the cost of the alcoholic mix drinks and the mystery of the cigar bar (no hours listed???). Overall, a very positive experience and we will not hesitate to come back!

Driving in, the property is impressive - lovely Spanish Mediterranean architecture and beautifully manicured grounds. However, it is huge, and my experience with properties such as these is that unless the ownership is very heavily funded - and management is experienced - it is difficult to keep them properly updated. This one has been let go. Additionally - and this is important - this is a time share property. So, all the rooms are different, and there is no standard of care. The first suite of rooms we were shown to was awful: banged up walls, shabby furniture and bedding, etc. completely unacceptable. By the same token, in the ladies room in one of the restaurants, there was a huge piece of plaster missing in the first stall I wen into, and in the second stall, the handle on the toilet was broken. The elevators were always filthy, and we never saw anyone cleaning them the the entire time we were there ( eight days ). There are numerous pools, but never enough lounge chairs - the same is true at the beach. We were turned away at the beach 6 put of the 8 days we were there. We were told their high season was then April through the summer. Well, if that's the case, invest in some more lounge/beach chairs! I could go on, but you get the picture. Food is okay - not great. The area is isolated, so if you want to go off campus, there really ar not many choices for dining - apart from not so great chain restaurants - unless you go into St. Augustine, which is fun, but a hike. In summary, there are better resorts in Florida.

Great place to stay with groups. Nice beach, pools, activities, conference rooms. In door pool is nice too. Kitchens are nice with dishes. Different locations on the property offer different views, size of bedrooms too. Tower rooms are nicer. Plan on cooking meals unless you budget for eating out. Food is available for buffet style meals with groups.
