I stayed at the hotel last week, located in the center 5 minutes walk to Spanish steps, a lot of cafe and shopping beside it in a safe zone. Clean rooms, very good breakfast that can be taken in a nice garden. All amenities are available except tea and coffee machine that must be added.
beautiful hotel in the heart of the city. Rooms kept spotlessly clean during our stay. staff were friendly and helpful, went extra mile to ensure we had everything we needed. Great local knowledge on gluten free restaurants. within walking distance of the spanish steps, vatican city and the colosseum lots of great places to eat and a supermarket all within walking distance. good buffet breakfast in morning although a little pricy at 16 euros a head.

Things we liked about the Residenza â€“ The staff were all very pleasant and helpful. The lobby area was effectively air conditioned, and the guys working at the bar/cafĂ© were always happy to come serve drinks or coffee in the comfort of the properly ACâ€™d lobby room with white couches. The bathroom in our room looked recently updated, and the shower head was awesome! Unfortunately our positive experience ended with the above-mentioned items. Iâ€™m not writing this with the intent of bashing the Residenza. It was truly a pleasant enough hotel. That said, it is guilty of grossly stretching the truth in its advertising, and I know that we would not have stayed there had we been presented with a remotely accurate accounting of the hotelâ€™s services and facilities. The rest of the review is meant more to give an idea of what to expect at the Residenza. We had a basic room on the first floor. The â€śAir Conditionerâ€ť could not be adjusted. At its lowest it was about 24.6 degrees C and on average it was at about 25.6. Our room was routinely 80 degrees Fahrenheit (or very close). The hotel provided a fan for us that didnâ€™t do much other than half-heartedly move the hot humid air around our room in a decent imitation of a stranger breathing on your neck in the cramped and un-air conditioned confines of the Vatican Museumâ€™s tapestry room. My fiancĂ© and I stayed at the Residenza in August 2017 during a sweltering heat wave â€“ It topped 100 degrees all 3 days we were there. The AC situation was so dire that we used hotel tonight to find another (cheaper) option for our second night that actually offered AC. The room itself was sorely in need of some attention. The scuff marks on the walls were ubiquitous (it looked like someone had massaged each wall with the back of a chair), the batteries on the â€śthermostatâ€ť were held in place with electrical tape, and it generally looked nothing like the pictures. That said, it is undeniable that the Residenza has a wonderful magiciâ€¦ I mean cameraman. Those pictures are outstanding. The Residenza also advertises Free WIFI which is fair albeit a bit laughable. Like the â€śAC,â€ť the WIFI does technically exist, if only in a severely handicapped state â€“ Think late 90â€™s dial up speeds. A phone can easily connect to it, but once connected you canâ€™t do much outside of wonder why it is the hotel and by extension your phone, with its little WIFI icon in the corner, would choose to mock you like this. If youâ€™re not accustomed to sleeping in a room in that magical band between about 65 and 72 degrees and youâ€™re not worried about WIFI then the Residenza is pretty solid. If you need AC then you need to find another option.

Stayed 3 nights. Nothing special about the rooms and the cooked buffet breakfast was atrocious. Cooked meats and eggs were left to go cold and greasy in unheated Bain Marie. (No power outlets in the dinning room???) Waiting staff more concerned with their own company. Coffee and front desk service was excellent.

Residence di Ripetta is greatly located hotel with a decent garden for a coffee, nice reception and nice, big room, at least our 105, was. it would not be a luxury of a lifetime, but higher level in that direction would cost almost twice. On the other hand, it is clean , well maintained, friendly and helpful front desk in the middle of everything you gonna need. A lot of breakfast options around hotel.
