Everything was as expected or better. Location was great to reach all areas of Venice with ease without being too central. The complimentary trip to Maurno island was a great way for us on a short stay to see a lot of Venice. Sleep quality was put as average because our bed was creaky and we spent two nights waking each other up if we moved! I'm sure not all the rooms are like this it just needs replacing.

The first thing that surprise me about the hotel was the great design and the size of the rooms. These were the biggest rooms we stayed in while visiting Italy. The bathrooms were huge also. The breakfast was good, they had eggs, bacon, sausage along with cold cuts and pastries. It was close to everything with the water shuttles just down the street.

We booked this hotel based on all the reviews that we had seen. It's a good location and very close to the water taxi which brings you straight from the airport for 25 euros return. It's also very close to San Marco only 10 mins walk away. However I am unsure of all the excellent reviews people are writing in my opinion it's a very basic hotel. The room that we were in (29) was tired all the woodwork had scratches and marks all over it. The view was a brick wall infront (however it is Venice so I appreciate that the buildings are tall and close together). The breakfast is the most basic breakfast that you really good have and includes cheese ham and cereals. The most disappointing thing I found was that no one was helpful at all. They all had the attitude of 'I can't be bothered' one example they have tea making facilities in the center of each floor. One evening after being out all day I really wanted a cup of tea but could not work the kettle, it wasn't turning on to boil the water. I asked at reception first to be told you have to take a mug from your room (as they didn't have any cups near the kettle) and secondly he said it should be working. I explained that it had water but was not switching on, his response to this was 'Oh I don't know maybe it has a fault then' there was no offer of coming up to take a look at it or even offering to bring me up some hot water for a cup of tea. I found this service a disgrace. The least hotel staff should be doing is making the guests feel welcome. I felt as though I was putting them out by asking for hot water. We then went to breakfast the next morning and found the same level of service there too. It's a shame as in my opinion the little things count and this hotel is failing at those.

The hotel and staff were fantastic. Great location, very helpful friendly staff and a wonderful breakfast. The rooms were more than comfortable and spotless. I would highly recommend this Hotel and will definitely be returning!

Veryy good situated between Accademia and Zattere close to both Vaparetto-Stations. Very friendly and efficient staff. Nice rooms and, for Italy, good breakfast-buffet. The price-value relation is ok. You can pre-order a shuttle service from and two the airport and the staff will transport your luggage from the boat directly to the room, great.
