The condo was spacious and the bed and linens were wonderful. The living room and one of the bedrooms was not prepared for guests. When we called for assistance, only one of the items out of several that needed attention was dealt with..... also there was a lingering mildew odor.

This was a solo trip for work. My room was located in a prime spot by the course and the main building (Rm 1003). The staff and everyone I spoke with at the resort was great. The marina staff and restaurant bartender and hostess especially were amazing and super helpful and friendly. However, there were stains everywhere in my room: the curtains, the bedding, the rug, the walls, and the door frame also had a black scuff on it. Most notably, a massive 1.5' dark stain on the rug at the foot of the bed. I was not comfortable sleeping in the bed for multiple reasons. There were cobwebs and spiders in them in the upper corners of the room, broken tile flooring, creaky, uneven floor (felt like rotting foundation), paint from the walls had gotten on the wood bedframe, the walls appear to have seams in them possibly from painting over old wallpaper, and the bedside lamp was flickering. It was a strange motel-like experience in the middle of a high end resort. Although, as I left I did notice other things were quite dated around the property as well most notably the cheap-looking rotting wooden street lamps. I didn't notice them the night before because none of them were lit in the lot outside my room and it was pitch black. They were transparent about doing renovations, but I saw no evidence of renovations happening. I genuinely hope the resort does well, but there are MANY things that need fixing in the room I stayed in. I was not given any discount when showing the front desk staff these photos at checkout.

I stayed at Kingsmill with my family it was amazing!!.we’ve been to Kingsmill before but it was even better this time.When we walked into the resort building with were dazzled to see the new lobby.We also enjoyed all of the amenities like the river where we went kayaking and jet skiing(shout out Isaac the marine manager).We also were able to enjoy the pools, the river pool was definitely the best.The staff there was terrific,my kids loved the duck races.Though we don’t play golf the course look like they were very taken care of.The fitness center was beautiful and brand new we loved it.The tennis courts were also well taken care of( we played pickle ball there and it was super fun the staff was great at the little tennis shop.There was only one thing we were dissatisfied with the dining.We went to all of the restaurants on site.The little caffe had great food and coffee.The breakfast buffet was pretty good.We loved Eagles the menu and food was amazing (get the braised beef). Also the seafood restaurant was good but a little overpriced and the service was a little lacking but my husband still enjoyed the lobster.I wish they had opened the breakfast buffet as a dinner restaurant because there were only to dinner restaurants.But we stilll loved Kingsmill!!!!

Golf haven and plenty to do in the area.

Was awesome. Great golf resort experience. 13 folks in our group. 7 golfers. We played 72 holes in 3 days and the courses were in great shape. Our 6 non golfers really enjoyed the local area to include a winery visit. Even enjoyed the SPA! The golf course bar/restaurant was a fun place to be Saturday night for trivia and cocktails.

Staff goes above and beyond!

We stayed at the resort for a low-key bachelorette weekend and had such an amazing time. The staff is so responsive and accommodating and the property is gorgeous! We especially appreciated Isaac and Charlie, who went above and beyond to make our stay perfect. I am definitely planning to go back soon!

My family and I recently returned from a 5 night stay at Kingsmill Resort. Our experience was terrific. The resort offered great tennis, golf, fishing, etc. -- so much to do even with a day or two at Colonial Williamsburg and the parks, that we were tempted to stay an extra day... I would recommend this resort without qualification to friends, family and to my company for sales meetings.
