I stayed at both on a recent trip to AlUla. The short answer is to spend one night at Habitas and several nights at Banyan Tree. AlUla is the gem of Saudi Arabia, and is worth 5 days easy. Longer answer: First, I highly recommend that you stay at one of these places. It is the only way to spend significant time in the Ashar Valley, which is an absolutely stunning natural wonder. TBH it's a crying shame that they allowed it to be developed, but since that ship has sailed, mortgage your house and go see it. You will not be sorry. Overall the Banyan Tree is the better property. The villas are huge, modern and stunningly luxurious and you get your own pool. Both the indoor and outdoor space of your villa beats Habitas hands down. The villas at Habitas are nothing special. The corner of the Ashar Valley where Habitas is located is the most stunning part of the valley, which is why you should spend one night here. Spend a day riding around your electric scooter, jumping on the trampolines and taking your instagram pictures by the pool. The pool/ restaurant area of the Habitas is nicer than anything at Banyan Tree and has a stunning setting among the rocks, but who cares when you can have your own pool and luxurious villa at Banyan. Habitas is overrun by Instagram influencers. People wear their best evening gowns to breakfast to get their instagram shots. It is a perfect place for people who have a good time by appearing to have a good time. I found the velcro service at Habitas to be cloying, but if like to be pampered and never sit down without someone scooting in your chair for you, and if the Instagram photos are the most important thing for you, then stay here. Be honest with yourself about this. The luxury at Banyan Tree is a more quiet luxury, and the property is also beautiful, just not as wow as Habitas. To put it in aristocratic terms, old money stays at Banyan Tree and new money stays at Habitas.
