Superb - absolutely worth the 10min walk from Haymarket. I’m in Edinburgh on business 2 or 3 times a year and usually stay in one of the big chains around Haymarket/EICC. This time, I couldn’t get anywhere so opted for a little further west at the Roseate - and, my goodness, I was not disappointed. Superbly attentive staff, exceptional food and a beautiful, historic, stylish and comfortable room for some significantly less than I’d pay for a bland corporate room in town. Best of all, no city centre noise to keep you up at night yet only 10mins on foot from Haymarket station. To quote, Arnie - I’ll be back!

The Hotel staff were very pleasant and could not do enough for you. Alexander stood out to us as a great host. We started in room 112 but due to a weak shower and a couple of other bits we were moved across the road to room 203 which was lovely, plenty of space and an amazing shower. The breakfasts were lovely and set us up for the day. Our first taste of haggis, which we are both a fan of. The afternoon tea was lovely, if I could mention an improvement, it would be to label or have a menu left with the sandwiches and desserts as we didn't know what they were. The hotel smells amazing when you walk in. The warm friendly welcome also. The beds are most comfortable we have slept in with the best pillows too. We did walk into the city, but also the hotel called us a taxi usually around £10 for the 2 mile trip. Would we stay again, most definitely.

Private dining with poor location zero atmosphere and food just ok

Private dining for ten, ended up across the road in the rain into a property they own across the street through a myriad of bedrooms down some stairs into something that can only be described as looking like an old auntys conservatory from the 90s, deathly silence, there is a Sonos speaker in the room but our host told us it didn’t work. The food was ok but nothing great and certainly not worth the money photos of the beetroot “salad” starter and risotto main will give you an idea. It’s got a good location for Murrayfield but that’s where the positives end, the service although friendly enough was fairly hopeless it was as if it was everyone’s first weekend a bit like a fatty towers vibe.

We loved our stay at The Roseate! Alexander couldn’t have done enough for us. We had a bit of a stressful situation with the road being completely closed and not being able to park, and Alexander went above and beyond to make sure we were happy. The full Scottish breakfast was absolutely delicious and cooked to perfection. The beds were very luxurious and comfortable, and everything felt the perfect combination of luxury but homely. Super easy location with bus stops just outside the hotel and the train station a couple of minutes walk away. Thank you again to Alexander! Full of brilliant recommendations and just super helpful, we would definitely come and stay again :-)

A Wonderful Stay - Again!

We’ve just returned from another lovely stay and honestly, it reminds us exactly why we keep coming back. From the moment we arrived, the customer service was exceptional. Everyone was warm and welcoming, and a special mention has to go to Alexander, who went above and beyond to make us feel at home. The rooms are beautifully decorated – stylish yet cosy – with those thoughtful little touches that make the whole experience feel warm and comforting. It really is one of those hotels where you instantly relax the moment you walk in. Breakfast was, as always, fabulous. Fresh, generous, and delicious – the perfect start to the day. A truly warm and cosy hotel with incredible service. Perfectly located too. We can’t wait to return again!
