I agree wholeheartedly with the last one star review - Wow! Today, We were put into a semi-basement in the building across the riad which resembles a hostel with no room to swing a cat, no air conditioning and a big window leading to the side of the building on a busy road. The view is a broken window box with dead plants and weeds (we are here at the moment). The TV didn't work properly and when we came back from the Military Tatoo we had to ask for a fan. At £236.16 a night this is the biggest rip-off I have ever known and spoilt my evening at the Castle. I rang Small Luxury Hotels of the World and complained. My complaints are not going to stop there either because this is a scam!

I wanted to take some time to cool down before I wrote this review. The photos representing the rooms did not match the room we were offered. I wish I had taken a photo when we checked in. But I was so shocked that the only thing I could do was immediately leave. I don’t know if I wasn’t paying attention. Or the website was misleading. We were placed in a building across the street from the actual property. The room that we were given was ground floor in the back section of that building. It no way looked anywhere close to any of the other rooms that were presented on the website. This room was somewhere between a Hyatt Place and a motel six. There was no air conditioning. When I called ask about the air conditioning, they said oh it’s an old building. Really? Granted there was a heat wave going on at the time. 23c. When I opened the door, a blast of heat hit me it was easily over 35c. We attempted to open the window, but it was giving us fits. Plus, we were also very nervous about opening a window on a ground floor. I went over to the front desk, immediately headed to my key and stated that this was not going to work. The front desk person said they might be able to find us a fan. But there was no timeline or even guarantee that that was gonna happen. Of course there were no other rooms available. With that we left booked another room somewhere else. This room was booked with points. I was told at the time that the general manager is the only one that could have issue a refund. I’ve given them several weeks to reach out, but have heard absolutely nothing. This property is part of the Mr. and Mrs. Smith collection. At least a level four if not a level five property. Needless to say my expectations were high. Such an incredible disappointment.

Staying at The Roseate Edinburgh was an absolute highlight of our trip – even if it was just for one night. During the busy and tourist-filled summer season, this hotel felt like a true oasis of calm. Its location is ideal: within walking distance to the city centre and with a bus stop right outside the door offering direct connections to both the town and the airport. We enjoyed relaxing in the charming room, having a peaceful lunch in the garden, indulging in a flawless dinner and a perfectly crafted cocktail at the bar. The well-stocked minibar was a lovely touch and tempted us with a nightcap after exploring the city. Special thanks to Zoltan and the entire team – the service was outstanding, incredibly attentive, and made everything feel effortless. Highly recommended for anyone seeking comfort, style, and serenity in Edinburgh. We’re already looking forward to our next visit! Catherine & Wolfgang

had a lovely stay at The Roseate Edinburgh—a beautifully designed property full of character and charm. My room was tucked up in the eaves with slanted ceilings and cozy touches that made it feel like a hidden retreat right in the city. The food was truly excellent—every bite beautifully presented and delicious. I especially enjoyed afternoon tea in the garden room, a perfect spot to unwind in the sunshine with a pot of tea and something sweet. Service grew warmer and more attentive as my stay went on. A special thanks to Zoltan at the host stand—gracious, helpful, and genuinely welcoming. If you’re looking for a stay that blends boutique luxury with a peaceful atmosphere just outside the bustle of the city centre, The Roseate is a wonderful choice. ⸻

A warm welcome and an early checkin could not make up for the basement room which was dark and dreary and lacked any kind of fresh air. I don't expect air-conditioning in Scotland but the room, appropriately named Cava was not fit for human habitation let alone for the price I paid. Staff couldn’t have been nicer and breakfast was fine.
