Walkable to old town. Wonderful atmosphere in bar and restaurant. Very friendly and helpful staff. Room was beautiful but small. We compared all of our other hotels to this one- very relaxing and beautiful

Had a fantastic meal at The Roseate Edinburgh. The lamb was absolutely delicious — beautifully cooked, tender and full of flavour. The presentation was lovely too, and every element on the plate worked really well together. A really enjoyable dining experience, and I’d definitely recommend it

Absolutely fabulous hotel. I stayed here on business and was provided with a complimentary upgrade to the House Executive room. It was an Incredible room and the bed was the comfiest I’ve ever known - which I was doubtful of at first as it’s much, much softer than I would typically prefer. Little details, such as the room lighting and the music playing on the DAB radio as you first enter don’t go unnoticed. The whole dining experience (dinner and breakfast) was a pleasure. I was treated superbly and then served sensational food from a fabulous menu. The dining room and bar area are also lovely parts of the hotel and have a real ambience to them. The most memorable part of my stay at the hotel, however, was the staff. Especially Alexander. The service was impeccable; personal yet professional. Alexander took just a moment of interest in the reason for my stay and made me feel welcome from the moment I walked through the door until I checked out. Little touches, like remembering my name or mentioning the conference I was attending, make such a difference, and I genuinely felt like he would always go the extra mile for any guest. I will definitely be returning to this hotel in the future, but this time, on a personal visit where I can spend more time enjoying both the beautiful hotel and wonderful city of Edinburgh.

Beautiful hotel, but be very careful which room you book The Roseate is a beautiful and stylish hotel, at least the main building. The interiors are elegant, there is a lovely garden, private parking at the back, and both the restaurant and breakfast room are very attractive. Unfortunately, our experience with the rooms was very disappointing, especially considering the price. We had booked a standard room for one night, including breakfast, for around €500–600. At that price, expectations are understandably high. On arrival, we were delighted to be told that we had received a complimentary upgrade. We were then taken across the street to the hotel’s second building, which is considerably less charming than the main house. Our “upgraded” room was on a semi-basement level. It was spacious, with a large bed, bathroom and separate sitting area, but had two very small windows looking directly at plants and a hedge, with barely a metre of outlook. It felt dark and enclosed rather than like an upgrade. We asked if we could simply have the standard room we had originally booked in the main building, but were told none was available. As we were only staying one night, we reluctantly decided to accept the basement room. When we returned after a day in Edinburgh, however, the carpet was soaking wet and water was pouring through the ceiling and even through the light fittings. We put a waste bin underneath and within five minutes it already contained several centimetres of water. Clearly, staying in the room was no longer an option. The hotel then managed to move us to room 220 in the main building. Unfortunately, this was at the other extreme: an exceptionally small room, with a very small double bed, hardly any space to move around or open our suitcases, and a tiny bathroom. The view was over the car park, directly onto our own car. For a hotel in this price category, I simply cannot see how a room like this can justify anything close to the rate we had paid. To the hotel’s credit, they did acknowledge the situation, gave us a reduction and offered us dinner. Both dinner and breakfast were excellent, with very good quality food, and the main building itself is genuinely beautiful. Nevertheless, at €500–600 for one night, the room experience was nowhere near the standard or value one should expect. My advice when booking The Roseate would be to check exactly which building and which room category you are getting. And if offered an “upgrade”, make sure you know where the room is located before accepting it. I would particularly avoid room 220 at anything approaching the normal rates. In our opinion, its size and facilities simply do not correspond to a luxury hotel room in this price bracket. Execpt if you travel alone, then this room is ok. Beautiful property, excellent food, but seriously overpriced and a very disappointing room experience.
