Thoroughly disappointing holiday experience. It was basically timeshare villas where massive renovation was required, we would not call it a hotel complex in any way. The whole place had rubbish piled up and communal areas were either in a state of dis-repair or closed. Bears absolutely no resemblance to the photos on the website. On arrival the communal reception area had no lights, was filthy with empty fish ponds and ripped furniture and no complementary drink on arrival. As soon as we saw that we knew what the experience would be like. Door locks didn't work, curtains ripped, frayed towels, blocked sink, kitchen units rotten, leaking air con unit, tiny unkempt beach with no beach furniture, no cushions on the pool furniture, main bar / restaurant shut, breakfast buffet (if you can call it that) very underwhelming.

Had a 3 bed with pool ( room 14).loads of maintenance issues, blocked drains, dirty worktops, bathrooms, rodents in the kitchen Facilities no second pool and restaurant, no gym, no shuttle bus, beach is a no go. Plus point staff were fantastic

The place needs a bulldozer rated as a 5 star just totally disgusting seeking compensation from luxury escapes That many things broken unsafe and not clean photos say enough On way from airport to be told we are under renovation said it all Never saw anyone else at breakfast the whole time we were there !

Positive notes: 1. The staff were nice and friendly and the GM was helpful. One family member became ill at 11pm and the GM drove me to the chemist to get some meds. 2. The Villa has a good view of the ocean ( The area leading from the villa to the beach is unkept and has lots of rubbish from high tide). 3. Kanda Villas has good bones with the potential to be a good resort, subject to adequate maintenance of the villa. I booked their best villa for 6 days. This was done before reading the reviews on TripAdvisor. After finding the reviews, i was concerned but decided to proceed. Upon arrival and check-in, i was ready to leave. I immediately tried to book into the Hyatt ( situated beside Kanda). However, given the time of year, i would have to pay $2k per day for six days (two rooms) and the rooms were only available for 4 days. I had little choice but to stay where i was. The photos from the Kanda site appear to be from potentially 10 years ago. I had one of the villa listed on their site. Kanda's issue appears to be that each villa is privately owned and the quality of maintenance is subject to the owner's desire to maintain their property. In our villa, the toilets didn't work in one of the bathrooms. The external door didn't close in another room ( Kids room ). One of the aircon units wasn't working in the living area. Smells from the septic tank was occasionally leaking back to two of the remaining bathrooms (for a brief period). The private pool was green for most of our stay and only became clean on our last day. The restaurant area IS NOT like the photos (Photo was potentially taken 10 years ago). Parts of the deck was blocked off and other parts should have also been sealed off due to holes in the desk. The final nail in the coffin, two family members became sick from eating at the restaurant. Another family member ordered a meal and after checking the meal, we noted the meat wasn't cooked correctly. Hence, all future meals were at the Hyatt. I would consider Kanda Villa to be a three star accommodation and if marketed as such and priced as a star, most would be prepared to accept it for what it is.

If anyone has booked their 4 BHK ocean villa (which is what they mostly market & draw your attention with) - you're in a BIG FIX. After checkin we were directly taken to a 3 BHK villa without our knowledge. When it seemed fishy & different from the pics seen online, we enquired and finally were told that the villa wasnt available as there was "a severe last minute damage" which needed repair. Worse case, we were not even allowed to access or see the villa due to their so-called "privacy policy". Apparently Kanda just manages villas and has no right of access to it. the beautiful 4bhk villa were seen online on different websites even after we booked it & they have only 1 or 2 of those. The 4 bhk was Definitely a scam! PLS DONT BOOK.
