Outstanding experience at the Wizard of Oz Tea!

Stefania, the restaurant manager, gave us extraordinary service. We had forgotten to mention that one of our party is gluten intolerant, and she graciously convinced the chef to go to a great deal of trouble to accommodate us. He worked a last-minute miracle and made the experience a delight!

What a hidden gem

The staff at the Franklin went out of their way to accommodate my husband who has difficulty walking due to pain issues with his back. The dining staff took extra care of us. The concierge took excellent care of booking restaurants and cabs and the front desk was right on. We felt like welcomed guests. Our room had a king size bed and walk in shower and the room was very spacious

A truly special stay

We stayed at The Franklin Hotel as a very special treat for our wedding ceremony at Chelsea Registry Office, and it was everything we hoped for and more. Staying in somewhere like Kensington is a very rare luxury for us, so we were looking for somewhere that felt indulgent but not pretentious, and The Franklin was perfect. From the moment we arrived, the staff made us feel incredibly special. They were warm, genuine, and went above and beyond to make our wedding day truly memorable. We were upgraded to a stunning room, and arrived to find bubbles and treats waiting for us—a beautiful and thoughtful touch that meant the world. Everything was prestine, clean and comfortable. The steam room was a highlight and a perfect way to unwind before breakfast, and we even managed to use the gym. We were treated to an incredible breakfast spread brought straight to our room, which made the experience feel all the more luxurious. This was a stay we will never forget, and we’re so grateful to the whole team for making it so magical for us. We truly hope we get the chance to return in the future. Thank you again for making our wedding weekend so special 💛

Not what we expected!

My two sisters and I planned a month long trip to Europe as a once in a lifetime visit together. Our travel agent booked a triple room for 3 adults. When we arrived I was surprised but the dark interior compared to the exterior architecture. We were informed that the air conditioning was not working but there was a fan in the room. Staff were helpful with bags etc but when we arrived in our room it was tiny! There was a foldaway bed which is fine but the room was so small you had to move sideways past it to go up the steps to the bed and bathroom. No room for luggage. And Hot! Stifling is the word. We couldn’t stay in the room for two nights. So my sister complained and two of us were moved to another room with aircon. While the other stayed in the original room. The next day we were moved to another room with the roll away and this was bigger and much better. Aircon working. Went to breakfast and there was another person complaining about no aircon and a small room. Perhaps the rooms shouldn’t be sold if not up to standard. You are paying for a premium product so they should be quality rooms. The staff were friendly and helpful and I think embarrassed with the situation. We were given complimentary breakfast as a gesture which was very much appreciated and the breakfast staff we were lovely . Overall I found the The rooms and decor a little tired with damaged mirror top tables etc. in need of a refresh perhaps.

Too busy or understaffed?

We satiated here for 5 nights in April 2025. Overall the positives are location and design. Would recommended staying her for the neighborhood. It is relaxed and convenient. Overall, the hotel was either too busy or understaffed. We tried breakfast 3 mornings and food either never arrived to sold out or was just stressful and overwhelming. 3 evenings, the lobby and bar were overwhelmed hosting events and were unusable for guests. The one night we were able to get in the bar the beer served from the fridge was hot and for the price that was frustrating. At checkout I was over charged significantly and the initial response from the hotel was defensiveness. It was a clear error and they had no intention of correcting it until I stood my ground. Service did not match expectations for a 5 star hotel.
