Lovely hotel ruined by lack of sound proofing to rooms. You can hear just everything from the room above!

Stayed for 3 nights for a city break. Before saying anything else I must stress the staff were impeccable and the bar is lovely (if a little pricey). HOWEVER if you're looking to be able to actually sleep, this is just not the place for you. Our first night was spent awake, listening to the guests in the room above stamp around until almost 2am, and then start again at 5.45am. Really loud floorboard creaking and you can hear all conversation and taps being turned on/toilet flushing etc. The next morning we asked to move rooms, which was offered with no issue at all, the staff were very aploogetic and accommodating. The new room was unfortunately the same, to a slightly lesser degree, but it became apparent that your 'sleep window' basically depends on when the guests in the floor above you finally go to sleep and then get up again, because otherwise there is basically no sound insulation, the noise of slamming doors, plumbing and footsteps is really, really loud. Returned home absolutely exhausted and sleep deprived, which was unfortunate as the location is great.

Really good service and unique character

Stayed there for three nights. Fantastic. Location: just a stone away from Paddington Station, Lancaster Gate Underground, & Hyde Park. Very good neighborhood of Bayswater with some beautiful gardens around. Atmosphere: traditional decor room, bed with valance, heated tower rack, very good toiletries from Penhaligon’s, nice scents. The sash window overlooking trees is very new to me as a traveler to the UK cos we don’t have this type of window back in my country, and the London Rooftops view is equally attractive. This hotel really oozes out a character of its own. Service: Quite attentive. When you go out or come back, staff will greet you, Very good service. especial thanks go to Emma, Vishmu, and Shee at the front desk. Breakfast: Delicious. Value: Definitely worth of value and will come back.

Fall break trip with grandson

I took my 10 year old grandson to London for fall break and we stayed at The Roseate House. The staff was gracious and attentive to our needs. They wished us well when we departed for the day and welcomed us back when we returned. I loved the personal attention. That’s part of the charm of staying at a small boutique hotel. The breakfast was delicious.

The staff was very helpful, the location was ideal - near a central tube stop and an easy walk to Hyde Park! Rooms were pretty and almost like visiting a friend's London apartment.
