**1 Hotel Seattle — 2125 Terry Ave** **Stay: September 21–24, 2026** **Rating: 1/5. Do not book this hotel.** I reserved three nights at 1 Hotel Seattle, September 21 through 24. My travel was delayed. I still arrived in the early afternoon on the first day of my reservation — the day I had paid for — exhausted, with a confirmed booking. Front desk told me the hotel had already cancelled the *entire* reservation at 2:00 a.m. that same morning because I had not checked in yet. Not the first night. The whole stay. They said the hotel was fully booked and they would not honor my reservation. They also refused to give me even the third night, which they admitted still had rooms. There was no warning of a 2 a.m. same-day cancellation in the confirmation email. No call. No text. No courtesy email before they killed the booking, and none after. I found out standing at the desk after a delayed trip. Their own published policy does not say this. It says a no-show is charged **one night’s room and tax**. That is not what they did. They voided three nights, kept the money, and sent me into the street. When I asked for a refund they hid behind “policy” — the same policy they neither disclosed in the booking email nor followed. I paid $1,500 last-minute for two nights at a three-star hotel I never wanted. That is what “sustainable luxury” and a Michelin Key bought me: a cancelled reservation, a full house, and a staff that made almost no effort to fix a problem they created. I have stayed in hotels of this price and this pretension all over the country. I have never been treated this poorly. The building can be full of reclaimed wood and living walls. None of that matters if the front desk will erase your stay at 2 a.m., refuse the nights that are still empty, and then lecture you about a policy they printed and then ignored. Stay somewhere else. If you are already booked here, call them *before* travel and get the no-show rule in writing. I would not send the most desperate traveler to this desk.

Nice hotel with comfotable rooms in a good location. The breakfast was tasty, but the service was very slow in both restaurants. Allow extra time if dining at the hotel.

Beautiful brand new hotel. Interior design was emasculate with a very cool vibe and feel. Do not sleep on the breakfast! Dinner in the Drift did not have a lot of choices, but the Spanish restaurant could’ve offered more selection, we were looking for simple and quick. Highly recommend! 5 ⭐️

Great hotel with updated fixtures and a comfortable stay but the dining options during breakfast are super subpar with terrible service. It is a 5 star hotel in terms of decoration but the dining really brings down the experience. I wouldn't come here again based on my dining experiences and would rather spend the same amount of money at another hotel with better dining services.

We had a wonderful stay at the 1 Hotel. Between the room, the amenities, and the food/bar, everything is top notch. Special shoutout to Eddie - he served us at both restaurants (Drift and La Loba). He made our experience extra special - he was helpful, friendly, warm, and remembered little details about us that is telling of his passion for his industry. 100/10 recommend staying here and hope our travels brings us back!
