the location is truly exceptional right next to the cathederal. the large building or palace has appatently been in the current family ownership for hundreds of years.. floor 0 is a really decent restaurant.. we did try lots of other places but none eapecially better than this. floor 1 is the owners prvate residnce floor 2 reception desk and a beautiful lounge for included brekfast (excellent) and also open for tea.and coffee and a self service bar.. a really nice and comfortable environment rest of floor 2 and floor 3 is rooms and suites.. theres also a wellnesssuite offering massages and beauty treatments on floor 3.. beautifully decorated throughout.. it really is full.of character.and charm.. a lovely touch was that when we booked (direct to hotel) we had an email asking about what time we were arriving any special needs or requests.. we were actually.celebrating a wedding anniversary and they were excellent at helping to set up the room with rose petals candles and wine (we.did.pay but the owner went to a lot of effort to make it a nice surprise and we greatly appreciated the extra care.) all staff excellent and rwally helpful.. highlu reccomended

My family and I stayed a the Royal Deluxe suite at the Palazzo Niccolini this past Christmas 2025 from 12.23.25 through 12.27.25. The whole experience was excellent, our room was fantastic and had great view of the Duomo. Palazzo Noccolini is located close to many restaurants, the Uffizzi Gallery, Ponte Vechhio, Piazza del Dumo. The room we chose overlook the Duomo, the staff at the Palazzo Niccolini is amazing. I coordinated through the hotel a day trip to the Chianti region with a driver they recommended who was excellent, Massimo Monepi, highly recommend. We chose to include breakfast during our stay and it was wonderful, very Italian and fresh, don’t expect an American style buffet, but Italian style (croissants, cheese, yogurts, scrambled eggs (not common from what i experienced for Italians but they had it) juices, pastries, salami, prosciutto. The room we choose was very big for European standards, we were 4 people, my son 16 and daughter 7, we never felt cramped, they slept in the leaving room which had a large sofa bed, our bed was probably one of the most comfortable beds i have slept on at any 5 star hotel in USA, Latin America, Europe. The room was very clean and not too noisy being next to the Duomo and the plaza. The staff was very helpful, nice, responsive, professional, and just overall wonderful. We always felt safe and it was also a secure hotel. I highly recommend Palazzo Niccolini for a fantastic stay in Florence and if you can the Royal Deluze suite. Alejandro Montenegro

This hotel turned to be so much more than we expected. It was beautiful, large room, large bathroom. Great location, wonderful breakfast in a beautiful setting each morning. The staff couldn't do enough for us, arranged airport pick up and a wonderful driver for the day to take us to Siena and San Gimignano. Would return again, it is a very special place.

Great breakfast selection and location. The bathroom is as impressive as pictured. Just two complaints: 1) I could not shower easily in the tub because the splash guard was not big enough; when you shower, you get water on the floor. 2) I was a little put off by the very expensive mini bar offerings (7€ for a small bag of chips). True luxury would be proving a few items for free (or not tempting the guest with such over-priced options in multiple spots in the room). The honor bar in the communal sitting area was also extremely overpriced.

We spent five nights at Palazzo Niccolini and were very happy with our choice. Everyone was extremely friendly and attentive, including the reception staff, the owner, the breakfast servers and the housekeeping team. Palazzo Niccolini is still owned by the Niccolini family, who run the 16-room hotel. Our room and the salon, where breakfast and afternoon tea are served, were tastefully decorated with great attention to detail. Our room was spacious and very clean, as was the bathroom, which had both a bathtub and a shower. The breakfast buffet offered a wide selection of items, including fresh croissants, fruit salad, scrambled eggs and cereal. The hotel is located just a few steps from the cathedral, putting it in the heart of the city. The major sights, such as the Uffizi Gallery, Palazzo Vecchio, Palazzo Pitti, Ponte Vecchio and Santa Maria Novella, are all within easy walking distance. We highly recommend this hotel.
