• A Mandatory refundable damage deposit of $2,500 USD applies to all bookings

• Rates are based on double occupancy

• Additional guests exceeding double occupancy are $100 USD + taxes per adult per night, children 12 – 18 years are $50 USD + taxes per child, per night *Children under 12 years are free of charge

• Visitor day passes are available at $125 USD per day, per person *from 8am to 8pm

• Rates are subject to change without notice

• A food deposit of $1,000 USD for supplies, food and beverages is required in cash at check-in

• The villa is not available for self-catering as it is equipped with a professional kitchen

• Small dogs are accepted with additional fees *Deposit of $500 USD and cleaning fee of $250 USD. • • • The deposit is refundable if no damage occurs

• Special dinners and events are accepted with additional fees – please enquire direct for a quote

Please note the villa is accessed via an unpaved road, which may vary in condition depending on the season

• Strictly quiet hours in the community after 10pm (no loud music allowed)

• Please be aware that, due to warming weather and fluctuating ocean currents, the Riviera Maya may experience the presence of naturally occurring seaweed during the hotter months of the year

* There is an entrance fee to the Biosphere Reserve of Sian Kaan that is not included in the rate. This fee is $12 USD per person per day and it’s paid at the entrance arch by cash

• During the turtle nesting season, the lights on the beach and pool areas will remain off to avoid disturbing their natural behavior. Please, if you spot a turtle as they lay their eggs, do not approach them. You are welcome to watch them from a distance, but remember to keep all light sources off and avoid making any noise
