Clean, quiet, comfortable, well-maintained. Love the classic style. Restaurant was great and the cocktails solid. Definitely a squeeze in the three-person room with the fold-out bed extended, but the beds were very comfortable.

I choose this hotel as a birthday treat and I was not disappointed. It was beautiful and aesthetically designed. A special shout out to Zoltan, at the property. It is hard to know if you are staying in the big fancy house you see in the pictures or the smaller hillside house across the street. If the house across the street, know that some of the rooms are essentially in a basement. We were initially booked in the annex across the street in room 208 on the ground floor. While very small, it has a nice window with a view of trees and roof of the rest of the building. The beds is quite comfortable EXCEPT for the nasty problem of the lights coming on every half hour!! YIKES. We, obviously, could not stay in that room. Paul, the lovely night manager who has only been on the job for a week, got us quickly into another room, number 209 which is downstairs, essentially in the basement. This room was larger and well spread out, but it smelled of basement. It also lacked toilet paper and soap so, in the morning after an excellent night of sleep (the beds are comfy and the rooms quite), we went back upstairs to room 208 where we watched the sun rise, enjoyed the tea and cookies, and tried to laugh about it all, including not having our luggage (thanks British Airways!) The staff here is exceptional. They are warm, friendly, and super helpful. They kindly gave us toothbrushes and paste since we had nothing. We have no idea if the main building has decent rooms, but there are no gardens. The front of the hotel has a covered outdoor space that looks forlorn and an uncovered space that is rather silly given all the rain. Flowers would have been better. The pictures they post of the front of the main building are not accurate. There is a small car park in the back. We had dinner in the restaurant and it was exceptional. The service outstanding and the food was delicious. We started with cocktails - local gin and whisky, of course. We had the set menu, which was a deal at 50 British pounds. First course was mushroom soup and super yummy Orban crab with caviar and raw fish. Main course was incredible potato and ratatouille with kale and zucchini as well as rack of lamb with pressed potatoes that were expertly made. Dessert was a cheese course and passion fruit cheesecake, all outstanding. The wine selection while not huge, was very well curated. It would have been nice to have more options by the glass, but that is the smallest of concerns. The chef put real care into not only the taste of the food, but also the presentation. We were charmed and highly recommend the restaurant.

This place was perfect in every way. First of all, so charming! I didnt want to stay in a chain hotel in a city as historic as Edinburgh and this place definitely fit the vibe I was looking for. It's a historic house kept very true to the original style. The dining area is adorable. We stayed in 108 and loved it. Large armoire with mini fridge inside, a copper soaking tub and large four-poster bed with mirrored canopy. We knocked our knees and heads on various parts of the bed frame so be careful. The mirrors above the bed were... interesting. Haha The location was absolutely perfect. Busses literally right out front of the hotel that take you anywhere. The train station is 8 minutes away for day trips to Glasgow or Stirling castle, etc. The staff are lovely, so accommodating and helpful. Didn't want to leave!!

Our stay at the Roseate was one of the highlights of our unforgettable trip to Scotland. The hotel is elegant and beautifully appointed, with the rooms possessing distinctive character. We looked forward to spending time at the hotel because the interiors were so inviting! What made the stay even more inviting was the staff—-Zoltan, Dean, the bartenders, waiters, and housekeeping. All extremely good at what they do, and all friendly and helpful. We were very sad to say goodbye to the Roseate, and we will certainly return!. Highly recommend!
