This is an old grand hotel that is in need of some urgent TLC. We were there for two nights and it served its purpose, but it could have been better. First, the good part. The location of this hotel cannot be beat. Across the beautiful Borghese Park, the are is generally quiet, surrounded by embassies. There are many restaurants around within ten minutes of the hotel area is very quiet. You are close to most of Rome’s attractions without being in the middle of its hustle and bustle. The grounds around the pool are elegant, and the wood-paneled lobby and bar area are beautiful. Our room, deluxe garden view on the second floor (third floor for us Americans) had a beautiful view of this. It was also similarly decorated as the lobby which is beautiful if you like this grand style. The staff in general is helpful and competent. Our room was quiet despite being close to the elevators. It was also very clean. The bed was comfortable and big. These are all pluses. Now, to the things that are not so good. The upholstery, the carpeting and the wallpapers all need to be redone. They are either faded or worn out from being used for too long. We saw a remodeled room that had a modern bathroom, but ours looked like it was put together in the 1980s if not earlier. Again the bathroom was very clean but a bit small and dated. (Note that the remodeled room was styled with more modern furniture and decor with wooden floor instead of carpeting. I didn’t care for it but my partner, who is more into these things liked it). Our room, being west-facing born the brunt of full afternoon summer sun. We had left the curtains open in the morning. So when we came back in the afternoon, it was like stepping into clothes dryer. We had left the ac on but it was no match for the sunlight. The entire room felt like a hot house. It was not until we shut the blackout curtains and let the ac run full blast for two hours before the room temperature became tolerable. They definitely need better ac. As for the breakfast buffet, we went for a late breakfast close to their end of service. The breakfast spread seemed comprehensive, but some of the fruit was withering (the pineapples were turning brown) and the pastry was showing signs of becoming stale. I ordered eggs Benedict that cost extra but they were ok. The hollandaise sauce was provided separately instead of being poured on top of the eggs. However, the poached eggs were done perfectly. Again, the staff were wonderful. I am hopeful that the management and ownership take a note of this review and remedy some of the issues. This hotel has the number one thing that any real estate needs and that is location. A bit of TLC could make this one of best hotels in Rome.

We booked Parco dei Principi Grand Hotel & SPA as a birthday treat for our son, combining a visit to the Colosseum with time by the pool so our children (ages 4, 9 and 10) could balance sightseeing with some relaxation. Unfortunately, this hotel proved to be entirely unsuitable for families with children. The main issue was the outdoor pool. Our children were playing together quietly and appropriately in the shallow end – nothing more than what you would expect from well-behaved kids enjoying the water. However, after a single complaint from another guest, the lifeguard insisted they remain silent. His manner was rude and completely unreasonable, expecting young children to play in silence. It was so uncomfortable that we had to call the manager. To his credit, he was apologetic and admitted the hotel is not really geared towards families, but this is something that should be made clear before booking. Having a pool that children are effectively not welcome to use makes the hotel very misleading for parents. We also found the restaurant unaccommodating for families. When we asked to feed the children at 6pm (a very normal request for young kids), we were told the restaurant only opens at 7pm. Room service was available, but when we asked if we could at least sit at the outdoor tables to eat, this was refused – we were told we had to eat in our room. Again, this reflects an attitude that does not consider the practical needs of families with children. We are a very well-travelled family and have stayed in many excellent hotels worldwide. Our children are polite, well-behaved, and accustomed to travelling. This was not a case of disruptive behaviour – it is simply that this hotel does not want children to be children. In summary: if you are considering this hotel with children, we strongly advise you to look elsewhere. Despite the pool, this is not a family-friendly property and parents will likely find their stay stressful and disappointing.

Parco dei Principi is a beautiful hotel! The woodwork is breathtaking and the location very safe. We would stay here again! The front desk concierge Marco was beyond lovely and a problem solver. He supplied us with water bottles on the very hot days, always greeted us with a smile, and asked if there was anything he could do to help us. The complimentary breakfast was overflowing with local goodness! We were stuffed every time we ate there. The bellhops were always courteous and willing to set up a taxi for us. Just one note, I would avoid the one female font desk concierge attendant. There was an error with our reservation, but rather than attempt to remedy it, she said our travel agent made the error, made no effort to fix the error, and was very unfriendly throughout the weeklong stay. However, the overall experience outweighed this. Just avoid her!

We had an amazing experience at this beautiful hotel in the Eternal city, the entire staff were outstanding and have nothing but superlatives to offer. We want to extend our gratitude to everyone who made our stay at Parco di Principi and Rome a most wonderful memory. You are simply the best in Rome !

My husband, myself, and our 18 year old son stayed for a week in July 2025. We felt the rooms were pretty small. There were only three small drawers, which of course didn't hold hardly any of the clothes we brought. Please know there are no irons in the room. We knew this ahead of time and brought our steamer but it tripped the circuit each time we used it. The bathroom is incredibly small and the shower has only a half fixed glass partition, so we got water all over the place when we showered. The water pressure was very intense and we couldn't figure out a way to adjust it. I had to hold me hands over my face because it just stung so much. The breakfast is only so-so, it is the same thing each morning and not a huge selection. The pastries/muffins, etc were pretty dry. The pool was pretty nice, the temperature was perfect. There are attendants there who come by frequently to take your food/drink order but the prices are pretty high at this hotel. It is quite a bit of a walk to the ancient Roman ruins, depending on where you are going, a mile give or take. The side walks are plenty but Rome itself is very hilly and the streets/sidewalks are cobble stone and very easy to trip so if you're walking bring sturdy shoes and pay attention every step. It butts up to Borghese park, which is a huge 150 acre park with plenty of runners, bikers, walkers and is a great place to stroll around. There are some pretty fountains, statues, etc. There is a nice little restaurant and pond there, as well as the famous Borghese museum (book weeks in advance). Overall, I was disappointed and likely wouldn't go back. The room and bathroom were just so small!
