The location is remote from all the sights. Takes 35-40 minutes to reach San Marco or Peggy Guggenheim etc if you want to water bus (vaporetto) rather than walk. Our room sorely lacked any shelf space in the bathroom - Absolutely nowhere for brushes, makeup, toilet kits etc. The bedroom had a cobweb over the bed, a spider hanging over the bed, and a dead spider on the bed. The a/c squeaked. Inadequate closet and drawer space. The room next door had a musty smell that the occupant had to relocate from.

Far exceeded expectations. Superb location - superb location- quiet but easily accessible. Elena ( on reception) was beyond helpful - a real mine of very helpful information. Breakfast was excellent . The hotel beautiful and spotless. A wonderful venue for my first visit to Venice .

Pros: - location next to a canal so water taxi can drop you straight outside -stayed in suite which was a good size - amenities all provided without requesting (manicure set, shaving, dental kits) -afternoon tea (drinks and snacks provided in side room) Cons: - not the most welcoming of reception staff who seemed bothered by us asking to refill afternoon tea stations - poor breakfast selection compared to other 4* hotels we have stayed in in Italy - we chose this hotel as told it was a quiet one however our room faced a particularly noisy canal with motorised boats loading and unloading from the early hours of the morning - complimentary water only given when we arrived. After that no water provided in rooms so water bill racked up during stay - plumbing issues with bath and sink frequently getting blocked (which is why we didn’t risk drinking from the tap)

Lovely hotel. Great location. Rooms were clean and functional. Reception welcoming. Highly recommend. Near to water taxi stop and main shopping area. 30 mins walk from san marco piazza. They offer a free coffee pastry every afternoon to residents.

It’s a very tired and dingy hotel. As others have noted, the wireless is nonexistent. And no A/C this time of year just a table fan. Lots of mold in the bathroom and a musty smell throughout. Most unfriendly staff we’ve experienced across Europe. The current 4.5 stars makes me question TripAdvisor rankings in general.
