• Use of outdoor spas and other outdoor activities are prohibited from 10 pm - 7 am.

• No amplified sound is permitted outside at any time. Indoor sound cannot be loud enough to be audible at the property line.

• Winter weather warning- From November through March, all vehicles are required to carry chains in their vehicle.

• Pool heat is a paid feature and must be requested 24-48 hours before the day of check-in.

• The pool is not available during the Winter season (Oct-Apr).

• Please note that the tennis/basketball court is unavailable for guest use.

• This property is located in a quiet, residential neighborhood and guests may receive fines for violating the City's quiet hours.

• This home can accommodate 16 people but a maximum of 12 adults.

• Please note, all persons (including infants, children and visitors) at the home are counted towards the total occupancy of the home. Guests cannot exceed the permitted occupancy at any time.

• Bedroom 5 is located in the guest house.

• Guests are responsible for disposing trash at local dumpsite in accordance with City of Big Bear policy. Charges may apply if left on property.

• This home has a full-size day bed in the hall area downstairs and a sleeper sofa in the living area.

• Please note our occupancy includes an additional two beyond bed count.

• This is a smoke-free home. Violation of the no-smoking policy will result in a $500 fee for additional cleaning and other related costs, in addition to the Guest being responsible for any damages attributable to smoking beyond said fee.

• Please be considerate of your neighbors and mindful of noise levels. Noise violations may result in fines. Please also note we do not provide speakers or sound systems.
